What is responsibility of tenant and management company ?
In a nutshell, tenants TAKE CARE of the property and pay their responsibilities (rent and utilities). MPM takes care of EVERYTHING else.
How do I schedule a house viewing ?
All showings are by appointment ONLY. Please contact our office to set up an appointment. You may also get a quick view of the property on this site.
How much is the application fee ?
App fee is $ 50 per applicant and fees are NON-Refundable.
What is required before move in ?
All Utilities must be in your name. All balances due MUST be paid: Pro-rated rent (if applicable), Security Deposit, Pet Fee (if applicable), and any other balances. A move in inspection report and lease contract must be signed prior to possession. There will be no exceptions to these polices.
When is rent due ?
Rent is due and payable on the first of every month - there are no exceptions. Rent is LATE after the 5th of the month. Rent payment must be received in our hand or office by close of business day on the 5th or eviction proceedings will initiate. Rent delayed or lost in mail or by any other means is the tenant's responsibility and will be subject to late fees or eviction.
How much are late fees ?
Late fees are applicable AFTER the 5th day of the month. Late fee is typically 10% of the monthly rent or a set fee amount.
What forms of payment are accepted ?
We accept these forms of certified funds for apps and deposits and rent: Cash, Cashiers Check, and Money Order.
How are maintenance issues handled ?
If there is a maintenance issue, contact your leasing agent or our office and we will take care of any issue ASAP.
Do I have to mow the lawn ?
Tenants have responsibility for the grass. MPM Properties will have responsibility for the trees and shrubs and all other landscape and fencing (if applicable). There is an option on the grass maintenance. MPM properties can and will maintain the yard (grass) if you desire. We charge a nominal fee of $ 50 per week in season (March 1 thru Oct 31) and spread this fee out over the course of the 12 month lease. This service is out-sourced thru one of our many partners and includes EVERYTHING associated with the yard to include mowing, mulching, weed eating, grass-killing (weeds in beds), and blowing of cut grass off of walks and drives. This amount totals $ 1800 (based upon 36 weeks seasonal) and the additional monthly amount comes to $ 150.
What is the term of the lease ?
Standard lease terms of 12 months apply. This may be renewed with consent and agreement of terms by both tenant and MPM.
What is required on my part during the lease ?
Tenant is required to maintain the property as if it were their own ! Quarterly inspections are part of the lease and will be scheduled PRIOR with tenant around spring and fall equinox and summer and winter solstice. We will set up an appointment at tenant's convenience to do a walk-thru once every 3 months. At this time, MPM will change the return filter in the home and check anything else required.
How much notice must be given before I move out ?
If your lease term is expiring, a 30 day notice is required in writing prior to move-out. If you move out prior to conclusion of lease term, penalties may apply and will be considered based upon the need.
What must I do when I vacate or move out ?
Again, the house must be returned to the same or better condition than it was when you moved in. We will communicate with you at the time with specific instructions. IF the home is turned over in same or better condition, then deposit is promptly returned once inspection by outsourced company is completed. Any damages found will be taken from the security deposit and any monies needed further will be recovered legally if neeeded.
